Almost all credit lines have variable interest rates, and if the rate is raised, it can be applied to your existing balance — something credit card companies are not allowed to do. Home Equity Line of Credit Lock Feature: You can switch outstanding variable interest rate balances to a fixed rate during the draw period using the Chase Fixed Rate Lock Option. You may have up to five separate locks on a single HELOC account at one time. There is no fee to switch to a fixed rate, but there is a fee of 1% of the original lock amount if the lock is cancelled after 45 days of the lock date. Minimum lock amount is $1,000 and maximum lock amount is up to 95% of the credit limit at closing or 100% after closing. The minimum lock term is 12 months and the maximum term depends on the remaining term of your HELOC. All locks must be paid in full not later than 2 months before the final HELOC account maturity date.
Bank of America. One of the largest companies in the world, Bank of America has operations in all 50 states, the District of Columbia and 40 other countries. So there’s a fair chance that you’ll find a branch not far from you. For a HELOC, the bank is currently offering a 12-month introductory rate of 2.990%. The rate rises to 4.430% after the introductory period.
Some of that affordability is negated, though, by Prosper’s loan origination fee. This lender charges a fee based on your credit profile, which could cost you anywhere from a few hundred to a few thousand dollars depending on your credit score and how much you need to borrow. Other lenders offer lower interest rates and don’t charge loan origination fees, so make sure you weigh all the factors if you decide to go with Prosper for your loan.
Another good tip is to keep your home improvements simple and neutral whenever possible. While you may be an avid gardener, potential homebuyers may not be, so they won't be enticed by a house with a yard that requires a lot of upkeep. Additionally, if you repaint rooms, choose warm, earth tones. This neutral palette will help homebuyers envision themselves and their furniture in the space. Bright reds, exotic yellows and Caribbean blues may distract potential buyers.
